Key Responsibilities:


1. Handover / Testing & Commissioning Support

  • Participate actively in the Testing & Commissioning Committee for all MEP systems.
  • Review all mechanical, electrical, plumbing, and life-safety systems to ensure compliance with design intent and specifications.
  • Perform detailed snagging inspections and prepare a complete snag list with technical remarks and priorities.
  • Follow up with contractors, consultants, and the FM operator (Savills) until all snags are closed.
  • Verify the availability of all T&C documents including test reports, certificates, as-built drawings, O&M manuals, and warranties.
  • Ensure all assets are identified, coded, and properly reflected in the asset register.


2. Preventive Maintenance Monitoring

  • Audit the preventive maintenance (PPM) plan executed by the service provider.
  • Perform regular site walkthroughs using predefined checklists to verify proper system function and compliance.
  • Ensure maintenance activities follow OEM recommendations and statutory requirements.
  • Validate PPM documentation, service reports, and performance logs.
  • Highlight any gaps, delays, or non-compliance issues and report them to the Asset Manager.


3. Fault Investigation & Technical Reporting

  • Respond to system faults, complaints, or abnormal behavior identified during inspections.
  • Conduct root-cause analysis and document findings.
  • Recommend corrective measures and follow up until resolution.
  • Prepare daily, weekly, and monthly reports summarizing:
  • System observations
  • Maintenance compliance
  • Snag status
  • Faults and corrective actions
  • Submit reports to the Asset Manager and to Redcon Properties management.


4. Coordination & Vendor Oversight

  • Coordinate with Savills FM, service vendors, and technical contractors for system inspections and corrective works.
  • Ensure service providers follow safety requirements and sustainability standards.
  • Review technical submittals when required (materials, maintenance plans, systems procedures).
  • Support vendor performance evaluations with technical insights.


5. Asset Data & Documentation

  • Assist in building and updating the Asset Register with complete technical information.
  • Ensure accurate tagging, coding, and documentation of all MEP assets.
  • Verify that all asset data is properly reflected in CAFM once implemented.


Qualifications

  • Bachelor’s Degree in Electro-Mechanical, Mechanical, or Electrical Engineering (preferred: Electro-Mechanical specialization).
  • 3–7 years of experience in MEP systems, commissioning, or facility management in commercial/mixed-use environments.
  • Strong technical understanding of HVAC, electrical distribution, fire life safety, plumbing, pumps, elevators, BMS, and energy systems.
  • Experience in snagging/commissioning processes.
  • Knowledge of preventive maintenance procedures and vendor auditing.
  • Experience with asset management or CAFM systems is an advantage.
  • Strong technical reporting skills.
